Move-Out Cleaning: What Landlords and Property Managers Expect

The final walkthrough is where your security deposit is won or lost. Landlords and property managers in Raleigh, Durham and across the Triangle inspect the same handful of places every time, and a good move-out cleaning checklist built around those spots is the easiest way to avoid deductions. This guide walks through what inspectors actually look at, room by room, and how to time your cleaning so the unit is ready when they arrive.

How a Landlord Move-Out Inspection Works

Most property managers compare the unit to its condition on move-in day, usually using the move-in checklist or photos taken when you got the keys. Anything beyond normal wear and tear can be charged against the deposit. Faded paint and light carpet wear from everyday living are normally considered wear and tear. Grease on the range hood, soap scum in the shower, food left in the fridge and trash in the closets are not; those are cleaning issues, and cleaning charges are one of the most common deposit deductions.

Before you start, find two things:

  • Your lease. Many leases spell out move-out cleaning requirements, such as cleaning appliances, removing nail-hole hangers, or professional carpet cleaning.
  • Your move-in condition report or photos. These show what was already there when you arrived, so you are not held responsible for it.

North Carolina law also sets rules for how and when landlords must return deposits or itemize deductions. If you have questions about your specific situation, the NC Tenant Security Deposit Act and your property manager are the places to start.

The Move-Out Cleaning Checklist Landlords Inspect

Kitchen: the most-inspected room

Kitchens are where inspectors spend the most time, because grease and food residue are easy to spot and expensive to fix.

  • Oven interior, racks and door glass free of baked-on grease
  • Stovetop, drip pans or burner grates, and knobs cleaned
  • Range hood and filter degreased
  • Refrigerator emptied, shelves and drawers washed, door seals wiped, freezer defrosted if needed
  • Microwave cleaned inside and out
  • Dishwasher interior and door edges wiped, filter area cleared
  • Cabinets and drawers emptied, wiped inside and out, crumbs removed
  • Countertops, backsplash and sink scrubbed; faucet free of water spots
  • Floor swept and mopped, including along the edges and under the toe kicks

Bathrooms

  • Tub, shower walls and glass doors free of soap scum and hard-water film
  • Grout and caulk cleaned of mildew where possible
  • Toilet cleaned completely, including the base, behind the seat and the tank lid
  • Sink, vanity top, mirror and fixtures polished
  • Medicine cabinet and vanity drawers emptied and wiped
  • Exhaust fan cover dusted
  • Floor mopped, with hair cleared from corners and behind the toilet

Bedrooms and living areas

  • Closets emptied, shelves wiped, floors vacuumed
  • Baseboards, door frames and doors wiped down
  • Light switches, outlet covers and door handles cleaned
  • Ceiling fans, light fixtures and air vents dusted
  • Window sills, tracks and blinds cleaned
  • Scuff marks spot-cleaned from walls where it can be done without damaging paint
  • Carpets vacuumed thoroughly and hard floors mopped

Spots tenants most often miss

  • Inside the oven drawer and under the stove burners
  • The top of the refrigerator and the tops of cabinets
  • Window tracks, which hold dust, pollen and dead insects
  • Laundry area: washer gasket, dryer lint area and the floor behind the machines
  • Garage, patio, balcony and storage closets, which are often in the lease too
  • Light bulbs that burned out during your stay

Carpets and Floors

Some leases require professional carpet cleaning at move-out and may ask for a receipt. Check your lease before you book anything. Even when it is not required, carpets should be vacuumed slowly and completely, including edges and closets. If you need carpet cleaning, contact DJM to ask about carpet cleaning options for your move.

How to Time Your Move-Out Cleaning

The order matters as much as the checklist. Cleaning before the last boxes leave means cleaning twice.

  1. Move everything out first. A cleaner can only reach floors, closets and baseboards in an empty unit.
  2. Clean after the movers, before the walkthrough. Leave at least a day between the cleaning and your inspection if you can, in case anything needs a second pass.
  3. Take dated photos when you finish. Photograph each room, the inside of appliances and the bathrooms. If a deduction is disputed later, photos help.
  4. Return keys and remotes as your lease directs, and give your landlord a forwarding address for the deposit.

DIY or Professional Move-Out Cleaning?

Doing it yourself is possible, but the last days of a move rarely leave time or energy for scrubbing an oven or detailing a shower. A professional move-out clean is done in an empty home with a room-by-room checklist, so the inspected areas above get covered without you rushing between a closing, a truck rental and a new address. If you are leaving a house you sold rather than a rental, our guide to professional move-out cleaning services covers that side of the move.

Frequently Asked Questions

Can a landlord charge me for cleaning?

Generally, yes, if the unit is left dirtier than normal use would explain, such as greasy appliances, soap scum or trash left behind. Normal wear and tear should not be charged. Your lease and move-in report are the best guide to what is expected.

When should I schedule a move-out cleaning?

After your belongings are out and before the final walkthrough. Booking a day or two before your inspection gives you time to check the work and fix anything that was missed.

Do I need to clean inside the appliances?

Yes. The oven, refrigerator, microwave and dishwasher interiors are among the first things inspectors open. Empty and clean all of them, including the freezer and crisper drawers.
