The Ultimate Home Buying Checklist: Don't Forget Move-In Cleaning

Most home buying checklists end at closing. The days right after you get the keys matter just as much, because that is your one window to do the cleaning before moving into a new house, while the rooms are still empty. This guide is written for home buyers in Raleigh, Durham, Cary and the rest of the Triangle: what to plan before closing, what to clean in the gap before the furniture arrives, and how to fit it all into a tight moving schedule.

The Home Buying Steps Before Closing

A quick recap of the path to the keys, so you can see where cleaning fits:

  • Set your budget and get pre-approved so you know what you can afford and sellers see you as a serious buyer.
  • List your must-haves: bedrooms, commute, schools, yard, and anything you will not compromise on.
  • Tour homes and make an offer with your agent, including any inspection or repair contingencies.
  • Get a home inspection and negotiate repairs before closing.
  • Finalize financing and homeowners insurance, and review HOA rules if the home is in an association.
  • Work with your closing attorney to review documents and complete closing.

While you wait for closing, start planning the move-in side. This is where many buyers lose time.

Plan a Gap Between Closing and Moving Day

If you can, schedule your movers at least one or two days after closing. That gap gives you an empty house to clean, inspect and prepare. Once the truck is unloaded, the inside of cabinets, the floor under the beds and the back of the closets are covered for months.

A gap is not always possible, especially if you are selling a home at the same time or your lease is ending. If closing and moving fall on the same day, book the cleaning first thing in the morning and ask the movers to arrive in the afternoon, or clean the rooms you will unpack first, usually the kitchen, bathrooms and bedrooms.

A sample closing-to-move-in timeline

  • Two to three weeks before closing: schedule utility transfers, book movers and book your move-in cleaning.
  • A few days before closing: confirm the final walkthrough and ask the seller how the house will be left.
  • Closing day: get the keys, check that water, power and HVAC are working, and walk the house with a notepad.
  • Day after closing: cleaning day, while the house is still empty.
  • Moving day: furniture and boxes come into a clean house.

Cleaning Before Moving Into a New House: What to Do First

A seller's "broom clean" usually means the house is empty and swept, not deep cleaned. Focus on the places that will be hard to reach later and the surfaces your family will touch every day.

Kitchen

  • Wipe every cabinet and drawer inside and out before dishes go in
  • Clean inside the refrigerator, freezer, oven, microwave and dishwasher
  • Degrease the stovetop, range hood and backsplash
  • Scrub the sink and faucet, and wipe the pantry shelves

Bathrooms

  • Scrub tubs, showers, tile and grout
  • Clean toilets completely, including the base and behind the tank
  • Wipe inside vanities and medicine cabinets before toiletries go in

Bedrooms, closets and living areas

  • Dust ceiling fans, light fixtures and vents from the top down
  • Clean baseboards, door frames, light switches and outlet covers
  • Wipe closet shelves and rods
  • Clean window sills, tracks and blinds
  • Vacuum carpets and mop hard floors last, especially where large furniture will sit

Home Prep Tasks to Do While the House Is Empty

Cleaning is the biggest job, but the empty-house window is also the easiest time for these:

  • Change the locks or rekey exterior doors, since you do not know how many keys are out there.
  • Replace HVAC filters and note when the system was last serviced.
  • Test smoke and carbon monoxide detectors and replace batteries.
  • Paint or patch walls before cleaning, so the cleanup catches the dust.
  • Measure rooms and doorways so movers know where large pieces go.
  • Find the water shut-off and electrical panel before you ever need them.

Doing repairs or painting? Do them first, then clean. Sanding, drilling and paint prep create dust that settles on every surface.

Carpets in a New-to-You Home

Carpets often hold dust, pet dander and odors from the previous owners, and they are far easier to treat in an empty room. Vacuum thoroughly along the walls and in closets. If you would like professional carpet cleaning before moving day, contact DJM to ask about carpet cleaning.

Frequently Asked Questions

Should the seller clean the house before closing?

It depends on your purchase contract. Many sellers leave a house empty and swept, which is not the same as cleaned. Ask your agent what your contract says, and plan your own cleaning either way.

When should I book a move-in cleaning?

Book it as soon as your closing date is set, and schedule it for the day after closing or the morning before your movers arrive. Booking early gives you the best chance of getting the date you need.

Should I clean before or after painting and repairs?

After. Painting, patching and repair work create dust and debris, so clean once that work is done and before furniture arrives.
